this property or a community in Florida that equals Lake Placid. At the very end

best. Even though you can ski here weekenders prefer the larger lakes, "Lake
June" or "Lake Placid". You don’t get the screaming motors constantly zooming
by. You do get a quiet tranquil lifestyle watching eagles bathe, exotic birds
nest and turtles sunning on the lawn.

Area
A sportsmen’s paradise, Lake Placid truly is the undiscovered secret in
Florida. Even though I reside 90 miles to the East I relocated my family to this
town because of the quality of life, small town atmosphere, low crime and your
greeted with a smile and a handshake. Uncompromised beauty with rolling hills
located in an area known as the ridge, 27 natural fresh water lakes and seas of
citrus fields surround the area. Former heads of the National Hurricane Center
have homes here stating that, "it is the safest place in Florida during a
Hurricane."
Homes range from modestly affordable to multi-million dollar estates but all have pride of ownership and beautifully maintained. The town is anti-growth (hard to find these days), No box stores or mega malls allowed. Sebring, Florida is 15 minutes to the North where you can indulge in the modern hustle of city life. Lake Placid is not without conveniences however, 3 supermarkets a couple of hardware stores, restaurants with home cooking and everything you would expect in the downtown plaza plus a large medical facility and specialized clinics.
Even though the population in the city limits is just over 1,800 residents, the average population including the lakes is closer to 20,000.
Located geographically in the center (East/West) of the state in the southern
region, an hour and a half to either coast in Highlands County.
Do your own research on the area but one last note; I built a home there using
contract labor and I did it all on a handshake with no delays or trouble.

Septic System
Since this property is surrounded by water on 3 sides, the normal setback for
Highlands County is 75'. This did not quite meet the distance so a State
approved "Naydic Aerobic Water Treatment System" was installed. This
system has a 25% reduction in size, therefore the following requirements must be
met each year. The system must be inspected by a State approved company
("Young's Sewer & Septic Tank Service (863) 385-1450) and a test performed once
a year, cost per inspection is $100.. The Health Department will also
inspect once a year (an agreement must be signed to allow inspection). A
permit must be obtained each year at a cost of $150..
The system is current and an inspection has just been preformed, State permit is current. Seller warrants system to be in compliance and operational.
